A Study on the Effects of Real Estate Price on Urban Economic Growth

摘要:this paper firstly analyzed the impact path of real estate price on urban economic growth through comparatively static model. On the grounds of it, the authors argue that a study on the effects of real estate price on urban economic growth can be implemented by analyzing the relationship between local real estate price change and overall goods price change. On the basis of it, the research respectively analyzed the causal relationship between houses sale price index and residents’ consumption price index, as well as between houses lease price index and residents’ consumption price index during 33 consecutive quarters from 1998 to 2006 in Shanghai city through Granger causality test. The results demonstrated that houses sale price and houses lease price had no effects on the local overall goods price in Shanghai. Therefore, the change of houses price does not restrain Shanghai economic growth, because output price change is hardly related to the price of industrial houses and offices; and labor forces wages are not designed to change with the dwelling costs; moreover, the goods sale price hold less elastic in relative to output costs.
